## About the Estate

Edelansitz Zimmerlehen is a historic noble estate (Edel-Ansitz) in Obervöls, a hamlet above Völs am Schlern in South Tyrol, Italy. The estate sits at the foot of the Schlern massif on the edge of the Schlern-Rosengarten Nature Park and has been in the hands of the Kompatscher family for over 100 years. In recent years it was carefully renovated, preserving its historic character including original frescoes and painted ceilings commissioned by Ferdinand von Kuepach, former regional governor (Landeshauptmann an der Etsch).

The estate operates as an active farm and offers five holiday apartments, a rustic cellar venue (Hofschank), a farm museum, and a range of family-friendly amenities. Guests receive a free Mobilcard granting unlimited use of all South Tyrolean public transport.

## Apartments

All apartments are non-smoking, equipped with free WiFi, LCD TV with satellite and radio, safe, hairdryer, garage with EV charging, fully fitted kitchen (fridge with freezer, dishwasher, ceramic hob, coffee machine, kettle, toaster, hand blender), and baby/child equipment (high chair, cot, baby bath, potty). Linen for bathroom and kitchen is included.

Prices shown are for 2026. Additional persons: children up to 3rd birthday 5 €/night, children 3-16 years 14 €/night, persons 16+ years 20 €/night. A local tourist tax of 2.50 € per person per day applies (children under 14 exempt). A 30% deposit is required to confirm a booking. In summer the Hofschank opens twice a week; in autumn it offers the traditional South Tyrolean Törggelen (a harvest celebration with new wine and roasted chestnuts). ### Völs am Schlern
The village centre of Völs is 1.4 km from the estate (15-20 minutes on foot) and well connected by public transport (nearest bus stop 5-10 minutes on foot). The village offers restaurants (Pizzeria Tschafon, Binderstube, Alpin Roof, Umser Mühlele, Pitschlmann), supermarkets (Despar, Bezugsgenossenschaft), bakeries (Naturbäckerei Messner, Bäckerei Haselrieder), pharmacy, and other local shops.

### Völser Weiher (Fiè Lake)
A picturesque swimming lake 10 minutes on foot from the estate, with crystal-clear water and a spectacular mountain backdrop. Suitable for families; also used for ice skating in winter. Good starting point for hikes.

### Seiser Alm (Alpe di Siusi)
The largest high-altitude plateau in Europe, offering extensive hiking and mountain biking in summer, and snow-sure ski slopes in winter (Dolomiti Superski area). Reached via the Seiser Alm Bahn cable car, about 10 minutes by car or bus from Zimmerlehen.

### Schloss Prösels
A historic castle surrounded by autumn foliage and offering panoramic views over Völs and the surrounding mountains. Reachable on foot in about 60 minutes or by car/bus in 15 minutes.

### Schlernhaus
A mountain hut on the Schlern plateau, a classic hiking destination from the estate.

### Winter
The estate is open year-round. In winter, guests can ski the Dolomiti Superski area and store equipment in the dedicated ski room.
